Dear LFCA Homeowners,
Following a 2024 community survey indicating openness from homeowners on certain issues, the LFCA Board of Directors (hereafter called “the Board”) voted in the July 2024 Board Meeting to plan and conduct a community vote to propose several amendments to the governing covenants and restrictions.
We are excited to announce a vote on three important covenant amendments. Your voice matters, and we encourage every lot owner to participate in this process.
The Amendments to Be Voted On:
Shed Allowance – Proposed change to allow shed subject to updated regulations. View drafted shed guidelines here.
Fence Height – Proposed change to the allowable fence height within the community.
Homeowner Vote Requirement – Proposed change to modify the number of homeowners required to alter the LFCA Covenants from 75% to 65%.
Key Voting Details:
Voting Period: February 7, 2025 – May 1, 2025
Annual Meeting: Outcomes will be announced and discussed at the Annual Meeting in June 2025.
One Vote Per Lot: Please note that only one vote per lot will be counted.

Why Your Vote Matters:
Your participation in this vote is crucial to ensure that the voice of our community is reflected in these important decisions. In order to make changes to existing covenants, a 75% vote in favor of these items requires 210 out of 279 homeowners to vote yes.
